COMPANY OVERVIEW/HISTORY
Continental Construction Management (CCM) was established in 2007 with the experience and leadership of its President, T. Van Fox. Continental Construction Management was created to serve as a compliment to MHT Housing, Inc. and Continental Management, LLC, as well as working on independent projects primarily within the affordable housing industry.

We have been involved with a variety of projects, including multi-family, rehabilitation, renovation, restoration, senior housing, student housing, and new construction. We have worked with HUD, MSHDA, and federal, state, and local governments.

CAPABILITIES
The Continental Construction Management (CCM) team has years of hands-on experience, a vast number of reliable and quality subcontractors, and a reputation for completing projects on time and on budget. We primarily specialize in rehabilitation and flood and fire damage renovations. The team at CCM also has profound understanding and experience with the requirements and regulations held by MSHDA and HUD (MBE; WBE; Section 3; Davis Bacon/Prevailing Wage).

We have exceptional long-term relationships with experienced architects and engineers that results in a highly synchronized team that provides exceptional control of all construction factors, which results in quicker delivery times.

Specifically, since we focus on the affordable housing market, we assist in developing a pro-forma for tax credits, and aid in navigating the complexities of an occupied renovation. We meet the minimum MSHDA Standards of Design.

HOW WE WORK
Continental Construction Management (CCM) is a “one-stop shop” for construction management.

We begin by evaluating the concept and vision for the project, and create a budget estimate. We then assist with design, do value engineering and analyze the constructability, and provide the system and product evaluations.

Once the design development drawings are provided, our pre-construction team will then competitively bids the project to multiple subcontractors to arrive at a projected cost. We go through a few rounds of development and cost to get the best value.

After construction starts, we provide on-site supervision monitoring quality and safety. We have regular performance reviews to update the status and resolve any issues.

After completion of the project, we have a final audit to analyze if the specific goals for the project were met.

CCM furnishes all labor, equipment, and materials to complete the services and/or repairs to the property in accordance with a “Scope of Work.” All modifications to the Scope of Work are made in writing and signed by all parties.

CCM carries all required general liability and worker’s compensation insurances, and comply with all local requirements, building codes, inspections, zoning, and housing development authorities. We warranty all labor performed on the property, and provide a quarantined “not to exceed” contract sum.

T. VAN FOX
President

Since 1995 Timothy Van Pelt Fox has been involved with the operations and growth of MHT Housing, Inc. In 2007 he established a General Contracting company, Continental Construction Management, LLC. His expert knowledge in the development process, tax credit industry, understanding of municipal approvals, construction, acquisition/rehabilitation requirements, and conceptualization of development possibilities has been the catalyst in developing new construction and the rehabilitation of existing multifamily and senior apartments. Along with his corporate involvement, Mr. Fox is committed to community service, dedicating time and resources to neighborhood clean-up projects, coordinating dinners for those in need, and contributing to student scholarships. Mr. Fox received his Bachelor of Arts degree in Economics and Business from Olivet College in Olivet, MI.

BRIAN A. GALLAHER
VP and CFO

As Vice President and Chief Financial Officer of Continental Construction Management, LLC, Brian A. Gallaher oversees all financial matters for Continental Construction Management, LLC. Prior to coming to Continental Construction Management, LLC in 2007, Mr. Gallaher was the Controller for a large Midwest management company, located in Milford, Michigan, where he was responsible for all aspects of accounting and finance for 92 properties. Mr. Gallaher received his Bachelor of Business Administration in Accounting from Eastern Michigan University, in Ypsilanti, Michigan. He continued on to complete his Master of Science in Corporate Finance at Walsh College, located in Troy, Michigan, graduating Cum Laude.

CHAD JOSEPH
Director of Development

As Director of Development, Chad Joseph oversees all facets of project rehabilitation, preservation, and new construction for MHT Housing, Inc. In 2007 he became director of Continental Construction Management, LLC.  He is responsible for determining the scope of work, negotiating contracts, and works directly with subcontractors, architects, engineers, environmental agencies, syndicators, lenders, MSHDA, HUD, and local municipalities. Mr. Joseph has overseen for Continental Construction more than 13 major rehabilitation projects at over 50 million, several fire restorations and subcontracting jobs. Mr. Joseph first received his Bachelor of Arts degree in Elementary Education and Social Studies from Olivet College in Olivet, Michigan, then proceeded to obtain his Master of Educational Technology from Central Michigan University in Troy, MI.

MIKE O’DELL
Senior Project Manager

As Senior Project Manager, Michael A. O’Dell oversees all subcontractors and the operations, construction budget, and schedule of each project. He also identifies the capital needs for each particular project, determines the scope of work and manages the construction/ rehabilitation of the property for Continental Construction Management. Mr. O’Dell also analyzes the interiors of units to be sure that they meet all MSHDA and HUD regulations and requirements. Mr. O’Dell also has experience in collaborating with project architects and engineers in order to review blueprints and specifications. His background provides familiarity with overseeing carpentry operations and ensuring product quality. Prior to coming to Continental Construction Management, he received his Bachelor of Arts in Psychology and Health and Wellness from Olivet College.
